the office of the future; midweek musings on how will we meet London’s needs?

For all that we talk about the new technologies and philosophies bringing us alternative ways of working, agile working, knowledge working and all of these buzz phrases the Transport for London plans show the Mayor’s Transport Strategy having a predicted growth in employment in London growing by 750,000 people between now and 2031 and looks at how the capital can handle that growth on its public transport networks and roads.

So where are all of these people going to work? Sure, not all of them will be office employees, but such numbers suggest that there is no real sign of mass decamping from the city’s offices does it?

I don’t know if these sorts of numbers are reflected in the plans for the UK’s other cites, but it does beg the question of how the FM profession is going to be affected. Will we lead the way with some true new thinking and embellish our position as a real force for change or will we react to the market?

We are not likely to demolish all of the current building stock and put up new ones, so we will be adapting much of what we have to what the world will need in 20 years’ time.

The office of the future? Just what will that be? If the London figures are right we will need to have some answers one way or the other.

    I am sure if you research empty office space in London plus use all the new ways of working ideas London can accomodate these numbers easy. In E&Y we hade 9 to a desk back in 2004 so can easily be done.

    The issue as you rightly say will be roads transport and car parking and of course polution and environmental concerns.

    The new planning regs is trying to address this I believe

      Thanks for the comment and I agree that there is penty of empty stock around. Here in Swindon we have a lot of empty space for office, retail and industrial available, but it doesn’t seem to stop people putting new stuff up. I’m never sure why the planning team allow it to be built.

      It does intrigue me though that with all of the talk of different ways of working and the potential demise of the traditional office HQ that London are planning for such an expansion. Could it be that they just have their figures wrong? I’m not sure I’ll still be here in 20 years to know!
